Absolutely. Your mortgage lender will need to give you permission to let the property, and may have special conditions that you must include in a tenancy agreement before you can get their permission. If you are buying a property, with the intent to let it out, you would be best to apply for a buy-to-let mortgage.

Rent should always be a fair and realistic amount, based on several factors, such as its proximity to local transport and amenities. Fleming Lettings can always advise you on how similar local properties are doing, and what sort of yield you can hope for. We can conduct rent reviews in periods between tenancy agreements, however rent cannot be amended while a tenancy agreement is in effect.

Any deposits paid to Fleming Lettings will be registered the Tenancy Deposit Scheme and paid in within thirty days of receipt. It will be held by them for the duration of the tenancy, and they will help to resolve any potential disputes over the deposit amount to be returned. You can always choose to hold it yourself, however you will be required to register it with an approved scheme and provide details of the scheme to us and to the tenant.

It is always wise to protect yourself against non-payment of rent, and we always advise landlords take this as part of their landlord insurance policies, as you can never know if, or when, a tenant might default. Fleming Lettings can always provide you with a list of landlord insurance providers, at your request.

The Right to Rent scheme helps to make sure that people renting a UK property have the legal right to live here. Fleming Lettings offers this as part of our Tenant referencing process, however if you opt to carry out your own checks, you will be responsible for getting acceptable proof of residency or risk the fine. Should you want use to handle your tenant checks, we are more than happy to negotiate this with you.

Five pieces of essential advice for landlords

Whether you are new to the property management sector, or an experienced landlord, there are always important factors you need to consider. Here are five pieces of advice to help make your landlord journey more successful.


Screen your tenants thoroughly
Take the time to thoroughly reference your tenants before entering into any tenancy agreement. Confirm their current employment status and income, check with their previous landlords to see how they are as tenants, and verify the tenant has the right to rent and reside in the UK. Doing this will give you a better chance of finding a reliable and responsible tenant for your property.

Regular property maintenance
Ensure your property is well-maintained in order to attract and keep good tenants. Deal with maintenance issues promptly, ensure all appliances, installations and other amenities are routinely tested and any faulty or outdated ones replaced.

Keep your tenancy agreements updated
Tenancy Agreements outline the rights and responsibilities of the landlords and the tenants. Keeping these documents up to date, and making specific to each property and let, can help protect your property and avoid any confusion between yourself and the tenant.

Insure your property
There are risks associated with becoming a landlord, whether it is unexpected or heavy damage, or the loss of rental income. With the right insurance policy, you can protect yourself against these risks, and won’t be left counting the cost should the worst ever happen. We always recommend having landlord insurance, as it covers situations that are unique to landlords, and can offer protection that standard insurance cannot.

Confirm you have consent to let
If your property is mortgaged, it is extremely important you obtain Consent to Let prior to beginning the letting process. Consent to Let must be obtained from the mortgage provider, who may have specific conditions that you must abide by before the provide their consent. You may be required to pay an additional percentage atop your normal monthly mortgage fee, or they may ask you to include specific conditions into your tenancy agreement.
