    Our Let Only service includes:

    • Agree an achievable market rental figure.
    • Marketing the property through the appropriate channels, portals, and sites (including RightMove).
    • Advising Landlords on any planned refurbishments, and any required repairs before the property.
    • Tenant sourcing, in line with landlord guidance.
    • Arranging accompanied viewings with prospective tenants.
    • Conducting meter reads.
    • Conducting tenant referencing, including Right to Rent and credit checks.
    • Processing tenant’s holding deposit.
    • Preparation of tenancy agreements, including any requested addenda.
    • Conducting a complete inventory, ensuring it is signed by the tenants and copied to the landlord.
    • Check keys and issue relevant copies to the tenant.

    Our Rent Collection service includes:

    • Collection and remittance of monthly rental invoices received.
    • Payment of rental monies, minus any owed fees, with two days of receipt of cleared funds.
    • Provision of digital monthly statements to accompany each payment, and digital end of year statement to support the landlord with their annual tax filings.

    Our Full Management service includes all Rent Collection services, plus:

    • Deposit protection through our TDS account. All associated compliance work, including the Prescribed Information and the advisory documentation, signed and initialled respectively by the tenant.
    • A ‘settling in’ visit, one calendar month after the tenant moves in.
    • Six-month property visit with full report back to the landlord.
    • Immediate notification of any repair requests filed by the tenant.
    • Secure holding for digital copies of all important documentation and certifications, including correspondence dating receipt and issuance to tenants.
    • Ensure compliance certification (Gas Safe, EICR, EPC, etc.) all remain valid and up to date. Any correspondence relating to updates and/or repairs issued to the relevant parties within statutory time frame.
    • Direct contact with your allocated property manager through a mobile number – during standard office hours only.
    • Responding to repair requests during standard working hours. Emergencies only handled out-of-hours by senior management team.
    • Finalise tenancies and conduct a tenant check-out.
    • Rent review to be conducted after first twelve months of a tenancy.
    • Referral to our insurance provider for a discounted landlord insurance policy.

    This service does not include former tenant debt, repossession, or similar.

    Our Full Management service includes all Rent Collection and Full Management services, plus:

    • Enhanced tenant referencing from HomeLet, including CIFAS checks and a current financial reference.
    • Landlord may request we undertake additional visits to the property, although the time and date of the visit must be agreed with the tenant and may be subject to variance depending on circumstances.
    • Rent guarantee insurance covering the property for up to 15 months, including coverage for court action, possession proceedings, recovery of outstanding balances.
