Five pieces of essential advice for tenants

Whether you are new to the letting, or an experienced renter, there are always important factors you need to consider. Here are five pieces of advice to help make your journey more successful.

Know the area

Location is integral when considering where to rent a property. Before you commit to a home, check to make sure its conveniently situated and get to know the area. Check it’s safe, close to transport routes for you to commute to work or transport your kids to school. Get a real feel for the area by visiting on different days, and different times of day. It may be worth checking the routes to establish what your commute might be like.

Check its features

Whether its practical parking or permission to keep pets, having a list of practical features will help you narrow down your options and choose the right property. Consider how much storage you’ll need and whether you want it to be furnished or unfurnished. Furnished properties provide, at the very least, the main items you would expect in a property (beds, chairs, tables, and storage), where an unfurnished property only feature the basics. Always check what the landlord provides, and what you’ll need to bring yourself.

Make sure it’s in good condition

A viewing gives you the chance to take a close look at the condition of a property, so don't waste this opportunity. Examine the windows and doors to ensure they're secure, and watch out for any signs of damp in the walls, ceilings and floors. Run the taps and shower to test the water pressure and ask when the boiler was last serviced. Flush the toilet to make sure this is working properly too. These checks will save you from nasty surprises when you move in.

Check the inventory

An accurate inventory can help you avoid disputes over the deposit when you move out. If you spot anything incorrect, make sure you record this. For example, add the details of missing items and make a note of and photograph any damage that hasn’t been detailed. Generally, it’s wise to take plenty of pictures to support any information you give.

Update your driving license, bills, and others

Don't forget to change the address detailed on your driving licence. You can be fined up to £1,000 if you fail to inform the DVLA of your move. It's also a wise idea to update your bank or building society and any other financial providers such as credit cards and loan providers as soon as possible to minimise your risk of fraud.

I’m looking to rent. What’s the first thing I should do?

With the current cost-of-living crisis squeezing everyone hard, the first thing to do is plan your budget. Find out what your current outgoings are, and then decide what you can comfortably spend on rent each month. Remember that you will have to pay out a refundable holding deposit up front, as well as the first month’s rent.

I’ve found the property I want to rent. What’s the next step?

Booking a viewing should be your first step. It is the perfect opportunity for you to meet the agent representing the property, and the landlord you may be renting from. After the viewing, if you are happy and would like to proceed, the letting agent will ask you to sign a Tenancy Declaration form which lists the services we will provide, and what payments will be expected from you. Once we have this, the agent will begin the referencing process.

Could my landlord just enter the property?

No. Unless it is an emergency, a landlord must give notice before they enter the property.

Why do I have to pay a deposit?

When signing the tenancy agreement, your landlord is entrusting you to keep their property in a respectable condition, and in good order. The deposit is their security to ensure that the property is treated well, and that any damages (outside of reasonable wear and tear) can be corrected at the end of the tenancy.

What if there’s an accident, and the property is damaged?

It’s inevitable, accidents will happen. Landlords understand that, and so do we. You should report the incident to the person in charge of property maintenance, whether it’s us or your landlord, as soon as you can. You will be expected to cover the associated repair or replacement cost, but it is important that you do not try to hide or ignore the damage. It could worsen over time, and it will only increase the effect on your deposit at the end of the tenancy.
